Long-term debt is borrowing due more than a year out. A large figure is normal for capital-intensive businesses and says nothing on its own about financial health. Blackstone Real Estate Income Trust (BSTT) tops the list with $55.5B in long-term debt for fiscal 2025, ahead of Rithm Capital ($35.4B) and Brookfield Property Partners ($35.4B). The top 10 together report $300B in long-term debt; the gap between #1 and #10 is ×3.43. 139 companies in Real estate report long-term debt, 6.1% of the 2263-filer universe. The last place on the list, Diamondrock Hospitality, comes in at $1.1B.
